A holiday cottage with a swimming pool and infrared sauna, located near the Adršpach-Teplice Rocks National Nature Reserve and close to the villages of Radvanice and Úpice in the Trutnov region. The cottage accommodates up to 14 people across four separate bedrooms (three rooms with 4 beds each, one room with 2 beds, plus a cot). DESCRIPTION: The ground floor features a fully equipped kitchen, a bathroom with a washing machine, a separate toilet, and a large common room that also serves as a dining area. The kitchen is fully equipped with a refrigerator, dishwasher, kettle, microwave, and a ceramic cooktop (4 burners); a standard coffee maker and an espresso machine are also provided. The common room includes a wood-burning stove, a TV, and a foosball table. The upper floor houses four bedrooms and a bathroom. The bedrooms accommodate 4, 4, 4, and 2 people respectively; one room includes a wooden cot with a high-quality mattress, duvet, and pillow. The comfortable total capacity is 14 guests. The upstairs hallway features a play corner for children and an additional seating area for adults. BATHROOM FACILITIES: Two bathrooms are available. The ground floor has a bathroom with a shower and a separate toilet. The upper floor has a bathroom with a bathtub and toilet combined in one room. There is no need to bring a potty or a child's toilet seat. The cottage is heated by a light heating oil (LTO) boiler located outside the main living area. Underfloor heating is installed in the common room, while the rest of the building uses radiators. The common room also features a wood-burning stove; ample firewood is available for a small fee per crate. Parking is available right next to the building, with space for five vehicles. Access to the cottage is via a local paved road, and the property is accessible in both summer and winter. Bicycles can be stored in a locked barn. The surrounding area is crisscrossed by countless cycling trails, with one passing directly by the cottage; the entire network is well-marked and features information boards and rest areas. For musicians, there is a piano in the common room. If you tire of walking through the beautiful surroundings—such as the Adršpach-Teplice Rocks, the Broumov Walls, the local zoo, and many other attractions—you can always hold a ping-pong tournament in the barn. In short, you certainly won't be bored here
